When it’s a new building — and the walls are already wet

The building had just been handed over by the contractor. The residents moved in — and immediately discovered an issue: in one of the apartments, a wall became wet due to a leak from the facade. The work was carried out on behalf of the construction company, which is obligated to provide insurance for construction defects for up to 7 years after completion.

What we did

• Removed the cladding stones and opened the suspected problematic area
• Discovered segregation in the concrete underneath — gravel pockets created during the pour, which became water accumulation points
• Water was seeping into the apartment through these gravel pockets

We

• Removed the stones to identify damaged concrete
• Located the segregation point and chipped it out with a hammer drill until reaching healthy concrete
• Applied two layers of Sika 412 (a concrete repair compound)
• Sealed the wall with two coats of Sika 107 (a cement-based waterproofing material)
• Reattached the cladding stones and anchored them to the wall according to Israeli standards

The result

The apartment was saved, the leaks were eliminated, and everyone was satisfied — both the residents and the construction company.
